It's not required to start the conversation, but I strongly recommend getting pre-approved before touring seriously. It clarifies your real budget and lets you move fast when the right home appears.

Earnest money is a deposit that shows a seller you're serious about your offer. It's credited toward your purchase at closing (or refunded, depending on the contract terms) and the amount is negotiated as part of your offer.

Rental application checklist
Good rentals move fast. Having these ready ahead of time helps you act quickly when the right listing shows up.

A valid driver's license or state ID for every adult applicant. - ●Proof of income
Recent pay stubs, an offer letter, or bank statements showing consistent income. - ●Rental history
Previous landlord contact info or a reference letter, if available. - ●Credit & background consent
Most applications include a screening authorization, so know your credit standing beforehand if possible. - ●Application fee & deposit funds
Have funds ready for the application fee and security deposit so you're not scrambling once approved. - ●Pet documentation
